How do I measure average repair time and maintenance cost per unit?

Average repair time is the mean number of days from a maintenance request being logged to it being completed. Maintenance cost per unit is total maintenance spend divided by the number of units (or area) over the same period.

It matters because slow repairs reduce tenant satisfaction and cost per unit shows which buildings are expensive to keep up.

Commonly misread:

Split the cost into planned and reactive, and watch repeat jobs on the same asset. High reactive spend on an old asset can show that replacement is cheaper than continued repair.
